  • House Disasters (requires Disaster Pack gamepass, 500 Robux): Triggers in-house disasters for dramatic roleplay moments. Note that some collaboration houses, such as the Wicked collaboration properties, do not support this feature.
  • House Fire (requires On Demand Fire gamepass, 50 Robux): Instantly sets your house ablaze. Accessed through the wall panel only. Houses can also catch fire naturally if a fireplace is left running for several minutes, at which point you'll receive a prompt asking whether you want the fire to spread.

Customization Controls

  • House Color (free): Changes your house's color scheme. The game automatically determines which sections get recolored (roof, walls, floors, or combinations), so you can't manually target individual parts.
  • House Sign (free): Places a custom text sign on the exterior. Players with VIP (999 Robux) unlock three additional text effects: Gradient Fast, Gradient Slow, and Flash. The base version now supports a full color palette, upgraded from the original six-color limit.
  • Baby Furniture (free): Adds baby-themed furniture for family roleplay scenarios. Clicking this from the GUI skips the confirmation prompt, but using it from the wall panel does ask for confirmation first.
  • Props Controls (free): Lets you enable or disable prop placement by other players, and includes a button to remove all placed props in the house at once, including sleeping bags and traffic cones.
  • Pool (requires Premium gamepass, 200 Robux): Adds a pool to supported houses. If your house already includes a built-in pool, this option won't appear.
  • Limited-Time Controls (seasonal): During events like Christmas or Fall, a toggle appears to add or remove themed decorations. Each activation applies a randomized set of themed furniture.

Standard Houses

Standard houses have the widest variety of controls. Some include every available option, while others lack features like pools or certain disaster support depending on the house model. Full-featured houses serve as the reference examples for the control panel.

Apartments

Apartments drop the garage and pool options from the standard menu. Some penthouse apartments include permanent pools that are always active and can't be toggled off. Disaster controls are otherwise available.

Motel Rooms

Motel rooms are intentionally stripped down. No disasters (the rooms are too small), no pools, and no garage. You still get door locks, windows, security cameras, and props controls.

Estates

Estates work like houses but at a larger scale, using the same control system. Many mansion-style estates include pools that are always on. Roleplay estates without doors or interiors won't show lock-related controls since those features simply aren't present.

Landmarks

Landmarks are public buildings, so door locking, baby furniture, and pool controls are all unavailable. You can still use music, disasters, security cameras, and window curtains where the landmark supports them.

What Plots Are Available for Houses?

Before you can use any house controls, you need a plot. Brookhaven RP has several plot types spread across the map, each tied to a specific property category.

  • Standard House Plots (#11–#32 and #35–#36): 21 spawnable plots total. 15 are free, while 6 require the Land Unlocked gamepass (500 Robux). Over 80 unique house styles are available here.
