The Property system in Neverness to Everness lets you purchase a homestead, decorate it with furniture, and invite characters to visit. Owning property is not just cosmetic. The Anomaly Furniture that comes bundled with each home grants permanent stat effects and quality-of-life bonuses that carry over into combat and exploration. The system unlocks once you hit City Tycoon Level 5, so pushing through those early Tycoon milestones is the first thing you should focus on.
How do you buy property in NTE?
All properties are purchased through the Leon Estate Group in the Bridge Crossings district. At Tycoon Level 5 you can only access the entry-level option, but each new tier opens as your Tycoon Level climbs. Prices are paid in Fons, the in-game currency.

Do not spend all your Fons on Wiener Apartments and stop there. It is the cheapest option but has the weakest Anomaly Furniture. Save up and push toward Eden Apartments as your first real investment.
What are the best properties to buy?
The recommended buy order is Eden Apartments first, followed by Skyview Halls.

Eden Apartments (best early buy)
Eden Apartments costs 1,000,000 Fons and requires City Tycoon Level 7. The location sits beside the Clicky Arcade on Davidia Avenue South in Bridge Crossings, and it doubles as a convenient fast-travel anchor since you can exit to the pool and glide down from there. The proximity to the Rampage Players area and the Cafe makes it genuinely useful for daily routing.
The real value is in its Anomaly Furniture:
- Dream Weaver's Knot increases your Character Pixel cap
- Gilded Butler lets you fast-clear Anomaly Zones on a weekly basis
- Old Mailbox adds an extra delivery slot for City Delivery
All three of those effects feed directly into your City Tycoon progression. The Gilded Butler alone saves a significant amount of time each week.
Skyview Halls (best combat upgrade)
Skyview Halls costs 1,400,000 Fons and requires City Tycoon Level 9. The building sits on Crocodile Clock Avenue North in the Miguel District, in front of the river. Its Anomaly Furniture shifts focus from City Tycoon utility to direct combat improvement:
- Nameless Blade increases deployed characters' Attack
- Empty Shell increases deployed characters' Defense
- Old Skateboard reduces Stamina cost for both Dash and Dodge
The Stamina reduction from Old Skateboard is particularly useful during exploration and extended fights where you are constantly moving.
Anomaly Furniture effects do not stack across properties. Always prioritize buying a property that introduces new Anomaly Furniture you do not already have active elsewhere.

Beyond the Anomaly Furniture effects, the property system offers two other meaningful benefits.
Inviting characters
You can invite any character with a Bond Level of 4 or higher to your property. More expensive properties allow multiple simultaneous invitations. Once a character is present, you can interact with them, and placing specific furniture tied to that character unlocks additional interaction options. This feeds into the Bonds system, which has its own progression rewards.
Increasing max Stamina
Purchasing furniture from various stores raises your Collection Value. Reaching certain Collection Value milestones permanently increases your maximum Stamina and can reward you with Annulith. This means even furniture you buy purely for decoration is contributing to a measurable stat improvement over time.

To get the most out of your Fons without wasting them on properties with overlapping or weaker effects, follow this sequence:
- Wiener Apartments at Tycoon Level 5 to unlock the system and access your first Anomaly Furniture
- Eden Apartments at Tycoon Level 7 for the City Tycoon quality-of-life bonuses and the Gilded Butler fast-clear
- Skyview Halls at Tycoon Level 9 to add Attack, Defense, and Stamina cost reductions for combat
- Golden Capital and Fenglin Villa when your Fons income is stable and you want to expand character invitation capacity
