The good news: the difficulty sits at a 3 out of 10, and a single playthrough of around 5 hours covers everything. The bad news: 10 of those achievements are missable, and there's no chapter select to bail you out.

What do you need to know before starting?
Before touching anything in the mansion, understand the structure. The game has no manual saves and no chapter select. Once you solve the Shadow Symbol Puzzle in the Attic Chapel and open the final door to the Attic Ritual Room, you're locked into the endgame. Every missable achievement and every collectible must be secured before that point.
The single biggest threat to your 100% run is the Spirit Board sitting in the Dining Room. It auto-solves puzzles for you, which sounds helpful until you realize it permanently blocks the "Everyone for himself... or herself." achievement. Leave it alone for the entire run.

Roadmap: how should you structure your playthrough?
The run breaks cleanly into two phases.
Phase 1 (roughly 4 hours): Work through every room in order, solving all puzzles manually, collecting all 88 collectibles, playing the secret record in the Music Room, and killing 5 roaches during the Bathroom puzzle. Shine the Spirit Lantern on Stauf's painting in the Foyer at some point during exploration.
Phase 2 (roughly 1 hour): Open the final door in the Attic Chapel, enter the Attic Ritual Room, and complete the Board Game. Take out 7 of Stauf's souls using your own souls to unlock the "You can't have him!" achievement, then defeat Stauf to finish the game.

These unlock automatically as you clear each room. There's nothing special to do beyond progressing normally.
Missable achievements (10 total)
These require specific actions during the playthrough. Miss them before the point of no return and they're gone.
Everyone for himself... or herself. (100 points) Solve every puzzle without using the Spirit Board's auto-solve. The Spirit Board sits in the Dining Room from the start. Never interact with it to activate a solution.
Crazy, sick and MEAN! (10 points) — Secret Achievement Head upstairs from the Foyer and shine the Spirit Lantern on Stauf's painting for a few seconds. This can be done at any point before the endgame.
I've got Skeletons in My Closet (25 points) Find the secret record hidden in the Music Room and play it on the gramophone in that same room.
What a dump! (10 points) Kill 5 roaches during the Roach Hotel Puzzle in the Bathroom. You can squish them directly or lure them toward spiders. Roaches come from the faucet, the bathtub (pull the plug), and the sink (pull both plugs). Only one roach can be lured at a time. No more roaches spawn after the puzzle is solved, so hit 5 before finishing it.
You can't have him! (50 points) During the Board Game Puzzle in the Attic Ritual Room, take out exactly 7 of Stauf's souls using your own souls before the fight ends.

Create matching pairs of all 4 symbols: Fish, Boy, Chicken, and Donkey. Start by placing the Chicken symbol under the pre-solved Boy symbol.

Attic Chapel: Shadow Symbol
Solving this puzzle opens the door to the Attic Ritual Room. This is the point of no return. Make sure all collectibles and missable achievements are done before finishing this puzzle.
How do you beat the final Stauf battle?
After solving the Shadow Symbol Puzzle, the Board Game Puzzle begins in the Attic Ritual Room. The objective is to take out 7 of Stauf's souls using your own souls. This is the requirement for the "You can't have him!" achievement worth 50 points. After hitting that threshold, finish the fight to trigger the "It's all been changed..." story achievement for defeating old man Stauf.
The Board Game is the final challenge before credits. Play deliberately and track how many of Stauf's souls you've eliminated with yours.
