The Kortz Center Heist is one of the most demanding jobs in Grand Theft Auto V Online's history, throwing laser grids, vault hacking, and waves of guards at you in the same run. What most players don't realize is that the properties sitting in their portfolio aren't just passive income machines. Several of them grant direct, tangible perks that make the finale significantly more manageable.
What property bonuses are available for the Kortz Center Heist?
There are six distinct bonuses tied to specific properties and upgrades. Some require purchases you may already have made, while others need targeted investment. Here's the full breakdown.
Bunker: special ammunition perk
Owning any one of the 11 available bunkers in the game automatically grants a special ammunition perk for the heist. This feeds directly into the Mk II weapon upgrade bonus (covered below), so the bunker is effectively a prerequisite for getting the most out of your loadout. Bunkers are available through the Maze Bank Foreclosures website on your in-game phone, with prices ranging from around $1,165,000 to $4,070,000 depending on location.
Mansion Armory: Mk II weapons in your finale loadout
The Mansion Armory is a renovation you can add to your mansion when purchasing the Art Studio for the heist. It costs $720,000 under the renovations tab, but you must already own an Agency before you can unlock it. Once installed, the Mk II weapon is automatically added to your finale loadout, giving you and your crew a serious firepower advantage against the museum guards.
This is one of the highest-value upgrades available for the heist. The Mk II is consistently one of the strongest weapons in GTA Online, and having it pre-loaded without burning through prep time is a real advantage.
Agency (or Darnell Bros. / Terrorbyte): extra vault time
Owning an Agency, the Darnell Bros. Garment Factory, or a Terrorbyte unlocks one of the most useful bonuses in the entire heist: extra time inside the vault. The vault section is where most crews fall apart, and having additional seconds to steal all the targets can be the difference between a clean run and a failed one.
Agencies cost between $2,010,000 and $2,830,000 via the Dynasty 8 Executive site. The Darnell Bros. Garment Factory runs $2,350,000, and a Terrorbyte is $1,375,000. Since you need an Agency anyway to unlock the Mansion Armory, buying one covers two bonuses at once.

Arcade Drone Station: Nano Drones for the finale
If you set up a Drone Station in your Arcade's basement (unlocked via the Pixel Emporium laptop for $1,460,000), you receive Nano Drones as a bonus during the finale. These drones can electrocute enemies or distract them, giving you crowd control options that aren't normally available. Arcades are purchased through Maze Bank Foreclosures after meeting Lester Crest at Mirror Park.

Mansion Vehicle Workshop: boosted getaway vehicle performance
Adding a Mansion Vehicle Workshop (a Basement Level 2 renovation costing $880,000) automatically upgrades the performance of your chosen getaway vehicle for the heist. If you're running the Manchez or another vehicle as your escape option, this renovation makes it noticeably faster and more capable under pursuit.
Mansion Security Staff: police distraction during the finale
The Mansion Security Staff upgrade costs $1,750,000 and is the most expensive single perk on this list. In exchange, your mansion's security personnel actively assist during the Kortz Center Heist finale by distracting police, allowing you to drop your wanted level faster. This is especially useful if your crew struggles with the escape phase.
How much does unlocking all bonuses cost?
The total investment for all six bonuses sits around $8 million at minimum, assuming you buy the cheapest bunker and agency. That's a significant outlay, but most veteran players will already own several of these properties from previous content.
Which bonuses are worth prioritizing?
If you're working with a limited budget or just want the highest return on investment, the Agency plus Mansion Armory combination is the clear priority. You get extended vault time and Mk II weapons for roughly $2.73 million total, and the Agency is already required to start the heist prep properly. The Drone Station is the next best pickup since active crowd control during the finale is more reliable than passive buffs.
The Security Staff is the most expensive and arguably the least impactful of the six. Losing a wanted level faster is useful, but it's not the part of the heist where most crews struggle. Spend that $1.75 million elsewhere if you're on a budget.
